We target residential properties with the opportunity to make the addition of a basement ingress and egress, one or several bedrooms, and a bathroom to increase the overall livable square footage of the property and drive maximum resell and/or rental values.

Mitigated Risk Exposure
In addition, we limit our acquisition and rehabilitation or renovation to a maximum of 65% of its current characteristic's after repair value, with our intrinsically valuation including the After Repair Value once the modification have been completed to increase livable square footage and overall valuation.

Subsidization
Wherever possible, we will strive to secure federal, state, or local municipality subsidized tenancy, housing voucher, or other supplemental vendor program to ensure consistent rental performance.

Underlying Asset Quality & Health
Properties will receive top-tier material and finishes, as they are positioned first for resell and secondarily for the rental market.
